MLS Rules on ‘For Sale By Owner” Signs

When you list your home on the Utah MLS, you are prohibited from posting “By Owner” signs on your property. A “By Owner” sign is considered to be any non-brokerage sign. When you choose our Gold, or Platinum packages, you will receive a professional yard sign at no additional cost. 

Please be aware that all Utah MLS systems have Quality Control departments that will randomly check listings for sign violations. Realtors showing your home to buyers will also look for a USR brokerage sign after locating your home on the MLS. If a violation occurs, your listing will be terminated and you will not be allowed to re-list for a period of 1 year. When listing with our online Bronze and Silver packages, please either choose to purchase our brokerage sign or use no sign at all.

 Option to Purchase a Professional Yard Sign and/or Lock box

Posting a broker yard sign can be a bonus to home sellers. Agents with active buyers will look for the broker sign after finding your house on the MLS. Professional yard signs also attract home buyers passing by, especially when recognizing a quality brokerage like Utah Select Realty (USR).

Lock boxes simplify showings of your property. Only agents with a code access can retrieve a key to show your property. Agents prefer showing properties without the owner present, as this can often make buyers uncomfortable or pressured.

  

Here is how you can purchase a yard sign from the Norton Team

1. When requesting the Bronze and Silver packages, you will come to a step which gives you the option to buy a yard sign and/or lock box. 

2. New! If you live in Salt Lake County we will deliver your yard sign and/or lock box for free! Yard signs are $35.00 and lock boxes are $25.00

  • Shipping Option: If you live outside of Salt Lake County we will be happy to ship supplies to your home address: $45.00 for a yard sign and $35.00 for a lock box.
